Work
with us.
We build with people who care about their craft. If you run a trade or supply a category and you do the work properly, we want to know who you are before we need you.
Because we build primarily for our own account, our schedule is our own. That tends to mean fewer surprises for the trades: earlier involvement, decisions made by the people who own the outcome, and drawings that were reviewed for constructability before anyone mobilised.

Envelope
Roofing, waterproofing, stucco and plaster, siding and cladding, windows and glazing, doors and hardware, sealants.
Mechanical, electrical, plumbing
HVAC, plumbing, electrical, low-voltage and controls, solar, pools and water features.
Finishes
Drywall and taping, tile and stone, flooring, millwork and cabinetry, finish carpentry, painting and specialty coatings.
Site and exterior
Landscape and irrigation, hardscape, fencing and gates, exterior lighting.
Suppliers and services
Material suppliers, equipment rental, surveying, testing and inspection, engineering and consulting.

What we require
The basics.
Nothing unusual, and nothing negotiable.
A current Arizona ROC licence in your trade where the work requires one. General liability and workers' compensation coverage, with a certificate of insurance naming GOOD WORK. Building Company as additional insured, in hand before you mobilise. A completed W-9. Coverage limits, retention and the pay-application schedule are set out in the subcontract and confirmed before any work begins.
Beyond the paperwork: crews that clean up, foremen who raise problems the day they see them, and a willingness to price the work honestly rather than low and then chase change orders. That last one matters more to us than a sharp number.

How it works
Three steps.
Send a capability summary
Company name, trades, ROC number, service area, typical crew size, and two or three recent references, with your W-9 and certificate of insurance when you have them to hand. One email is enough — no portal, no login.
An introduction
A short call or a walk through an active site, so both sides understand the scope, the standard of finish and how the work is run before money is involved.
On the bid list
You receive invitations for your trades as projects reach buyout. We would rather build a short list of trades we trust than a long one we do not.
Tell us
what you do.
Include what you can. We read every one, and we reply — including when the answer is that we have your trade covered for now.
